Situation

RTM Company searching for new Managing Agent ahead of extensive £80k planned maintenance programme at large residential estate of 74 flats in 4 buildings within landscaped grounds.

Solution

June 2016 our team at AM Surveying Property Services were pleased to be invited to tender for the position of Managing Agent to 74 residential units in Tunbridge Wells. The RTM Company's Board of Directors were invited to attend our offices for a free Agent-Client Block Management consultation. After a successful consultation a written management proposal was supplied to the Board of Directors shortly thereafter.

As a shortlisted candidate, in early August 2016 AM Surveying's Property Managers Matthew Mackintosh MIRPM, AssocRICS and Zak Sladden attended a presentation and Q&A evening with Leaseholders of the large estate. With approximately 40-50 Leaseholders in attendance including the RTM Company's Board of Directors, the presentation evening served as an excellent opportunity for our team to introduce our services, meet residents and address any concerns of residents.

After a robust 3 month selection process we are pleased to have been appointed by the RTM Company as the new Managing Agent with immediate effect and we look forward to building a long standing working relationship with the RTM Company and Leaseholders of the estate acting as their trusted Block Managing Agent.

£80k Planned Major Works

One of the major deciding factors to the RTM Company in the decision to appoint AM Surveying Property Services as Managing Agent was the provision of in-house Building Surveying services and expertise.

As RICS Chartered Building Surveyors we offer in-house Project Management services alongside our Block Management services including; Development Consultancy, Design and Town & Country Planning.

Extensive major works are planned for the very near future at the estate in the value of £80k which include large scale window replacements, overhaul to balconies and estate-wide asbestos removal.

AM Surveying's Building Surveying department shall work in tandem with our Property Management team to effectively manage the planned major works; carrying out s20 Leaseholder consultations, submitting Planning Applications and Project Managing the works through to completion.
