These properties include leaseholder-controlled estates and blocks managed on behalf of Freehold Companies, Right to Manage Companies, and Resident Management Companies. Right to Manage: Leaseholders at Retirement Block Take Control and Appoint AM Surveying & Block Management


The Commonhold & Leasehold Reform Act 2002 offers a legal framework enabling a collective of leaseholders to assume control of the management of a residential block from the Freeholder. This transfer of management responsibilities is facilitated through the establishment of a Right to Manage Company by the leaseholders, a process commonly referred to as Right to Manage.


AM Surveying & Block Management, under the guidance of Abbie Johnson and Matthew Mackintosh, specialise in empowering leaseholders by offering comprehensive Right to Manage services in London, Kent, and beyond. Upon successfully completing the Right to Manage process, AM seamlessly transitions into providing ongoing Block Management service for leaseholders.


Situated in the vibrant town of Hastings, East Sussex, AM Surveying & Block Management is thrilled to announce the successful conclusion of the Right to Manage process for leaseholders of a spacious retirement block of 50 flats overlooking the stunning seafront. AM are proud to have efficiently facilitated this process for residents.

Working on behalf of the residents AMSBM dispatched its leasehold expertise by conducting pre-Right to Manage assessment to establish the block's eligabilty under RTM law, set up the company, invited qualifying leaseholders to participate in the company, obtained a majority of membership to the company, served notice on the Freeholder and handled the Freeholders resulting enquiries. The 4-month legal process resulted in a smooth transfer of the building's Block Management functions from Freeholder to the newly established leaseholder-controlled Right to Manage Company.

Moving forwards, leaseholders benefit from a close working relationship with the property professionals of AM Surveying & Block Management working collaboratively to achieve the building's onward objectives in areas of major repairs, health & safety compliance and day to day maintenance.


Successful running of the building relies on close collaboration between office staff of AMSBM and on-site full time employed Porter staff of the building. With this in mind, AM Surveying & Block Management oversee the HR, payroll and are employer to the Porter. Near-daily touchpoints between AM's Property Management team and Porter occur as part of the usual orderly day to day running of the building.


Business Development Manager Abbie Johnson oversaw the Right to Manage process and acquisition. Working closely with residents Abbie comments; "Its crucial with Right to Manage we first establish a building is eligable. After doing that our focus shifts to conducting the process leading to a watertight claim being served on the Freeholder. We worked closely with residents at this Hastings block and I am really pleased to bring control to the leaseholders through Right to Manage. We will now manage the block for the RTM Board of Directors".

300+ Homes in Kent Appoint AM Surveying & Block Management


With its 9 individual blocks of flats totalling 150 flats and a further 150+ houses in one of Kents largest housing estates, this large estate comes with its own unquie challenges which AM Surveying & Block Management are selected to meet. Estate & Block Management services are delivered to this 300+ unit residence on behalf of the Residents Management Company (RMC) - a company made up of residents from within the community of owners whom appoint AMSBM to conduct day to day management functions.



The residential blocks in the estate are in need of significant repairs, both externally and internally, including redecoration of communal areas. AMSBM's Building Surveyors have been tasked with assessing the necessary works, preparing detailed Specifications of Works, and overseeing the project management of these renovations, many of which are already in progress.


Moreover, the estate features an extensive outdoor amenity space with landscaping and multiple ponds. Certain ponds have been identified as leaking, resulting in drainage and an unsightly appearance for residents. In response to this issue, a solution was devised through collaboration with the Resident Management Company Directors, AM's leasehold expert Property Managers, and Building Surveyors. The solution involved repurposing the ponds into flower beds.

Block Management Services to 50 New Building Flats in Birmingham


AM Surveying & Block Management is thrilled to announce the launch of its top-tier Block Management services to flats in Birmingham! We are beyond excited to bring our expertise to the management of a brand-new block of 50 flats in the vibrant jewellery quarter of the City and we look forward to making a sucess of bringing our services to the area.

AM's Block Management services to the 50 new build flats include the setting service charge budgets, collection of service charges, dispatching day to day repairs and providing day to day assistance to leaseholders.



Of particular importance, in line with regulations nationwide, is adherence to the Building Safety Act 2022, specifically regarding fire door inspections and the proper maintenance of these doors, alongside other aspects of regulatory compliance.


In collaboration with the office-based Property Management team, AM Surveying & Block Management will diligently monitor the health and safety of residents. This is achieved by deploying highly skilled Property Inspectors, Building Surveyors, and Trades Operatives whom consistently visit the building to ensure meticulous record-keeping and timely completion of necessary repairs.
