Routine Site Visits

Property Managers' site visits carried out at regular intervals.

Property Managers' site visits are typically carried out at monthly, quarterly or bi-annual intervals, subject to the size and requirements of a property/block.


Site visits are used as an opportunity to inspect internal and external communal areas; areas not demised to any single Leaseholder/Unit Holder. This includes areas such as the hallways, landings, cupboards, gardens and external areas, as well as the external fabric of the building.


Property Managers complete inspection sheets to record matters of maintenance, health & safety and deal with any matters arrising as previously raised by a Leaseholder.


Our Property Managers welcome site meetings with Leaseholders to discuss matters of concern or priority to achieve the common goal of maintaining Leaseholders' investments.


Our Property Managers are not restricted to pre-scheduled site visits. Additional visits are carried out according to the requirements of a building, such as to sign off works prior to payment of a contractor's invoice.


Within reasonable limits, all Property Managers' site visits are included as part of our annual Managing Agent fees.


Items typically inspected, amoung others, include:


  •  General site condition

  • Standard of maintenance.

  • Levels of lighting.

  • Correct operation of machinery, i.e. lifts.

  • Matters of health & safety compliance.

  • Any items previously raised by a Leaseholder.
